Well...Tokyo...Maybe they should get a buyer's broker instead.....

I bought one of my properties through my Buyer's Broker...a residential property for $103,000.00 even though it was appraised at $170,000.00

I made $30,000.00 worth of improvements and had the property reappraised for $210,000.00 . I refinanced at this amount, and cashed out at 75% at 6.35% and cleared $45,000.00 TAX FREE.

The property qualified for a residential rate because I lived there for three months prior to the REFI (plus two months after) and the property was less than five units.

Since the property is a 4 unit apartment building and grossing $45,000.00 a year or netting nearly 80% return after deducting mortgage payments, taxes et cetera, maybe you should consider finding a BUYER'S Broker and investing some of your money in some hard assets.

Especially since a lot of the time you appear to have no idea what you are talking about, such a strategy may be a prudent investment for you.
