Hello Larry, I met you also. It was a pleasure. Good notes and thanks for sharing. I wasn't being a wise guy about the short post, just kidding. But it surely did look like you were lost for something to say.

Gruder has a plan for the future or he wouldn't sign a rental agreement to have someone build a 12 million-dollar building. He's on the right track, but just like everyone else concerning this sector, timing is off.
