My understanding is Hong Kong IS an exporting country and a re-exporting country. Currency is most sensitive issue. That is why HK dollar must peg with US dollar for such a long time.

Your apartment rent must have went down at least 15% in the past 9 months. If Japan's bubble economy broke due to real estate and can not get back for 10 years, then, will Hong Kong have the same pattern?

There is another view point and evaluate dollar to yen should be below 100, especially when European currency changes next year.
