| Bob, do you not live around there?  I have lived in Silicon Valley for 15 years.   On paper, it is sbout 25 miles, but in terms of driving time, it can be easily a vicious hour if there is bad weather or traffic.  I have seen regular two hour delays.  There's essentially only one road between the Silicon Valley and Scotts Valley - Highway 17.  It is a windy, hilly, slippery, treacherous 2 lane road (in each direction).  There are some of the most horrific accidents on that road you can imagine. Once the rainy season starts here, (November - March) it's never under an hour and a half to Palo Alto, Sunnyvale, etc. at rush hour.  I have some friends who live there, and know the area well. 
 Scotts Valley is indeed a beautiful place, and not too far from Santa Cruz - maybe 30 minutes in traffic.  It is very isolated from any city.  Transportation is difficult, so you couldn't put a manufacturing oriented company there without paying a premium. No rail service, very difficult for large trucks, and a psin to get to an airport. But, let me assure you, it is not a place to put a technology company of any signficance.
 
 See my posting of today.  There was a big article in last week's San Jose Business Journal stating that after years of trying to sell the complex, BORL is giving up, and will try the rental market.
 
 This will have an adverse affect on BORL balance sheet.
