PROPERTY agents expect Dragon View, China Overseas Land's (COL) development in Ho Man Tin, to be at least four times oversubscribed despite the slump in the property market.

COL has increased its first batch of Dragon View flats to 118 units from the 38-flat target which was announced last 5 July.

It has already sold six flats through internal registration with a price of about $5,600 per square foot recently, a spokesman said.

Dragon View was built with two tower blocks comprising a total of 334 flats and a transaction price of $5,613 per sq ft.

The size of flats ranged between 665 sq ft and 995 sq ft to attract real end-users instead of speculators, according to Deniece Lai, Centaline Property assistant district sales manager for the south Kowloon residential district.

However, Ms Lai said Dragon View would not be a very accurate barometer of prices in Ho Man Tin unlike Regalia, a competing development.

She said some 20 to 30 per cent of home buyers would consider the convenient school network within the area when considering whether to buy Dragon View flats.

Hong Kong Property's Ho Man Tin branch sales manager, Sunny Fung, said the sizes of Dragon View flats suited buyers looking for medium-sized flats.

Mr Fung said flat buyers would make decisions based mainly on the property market price in Ho Man Tin.

Also, Dragon View's prestige location at Ho Man Tin made it more competitive than other new flats in Kowloon, Mr Fung said.

Ms Lai said their branch had had eight transactions so far in June and July within the district, with transaction prices ranging from $4,275 per sq ft to $8,243 per sq ft.

A flat in Block 2 of King's Park Villa, measuring 1,452 sq ft, went for a transaction price of $9.8 million, or $6,749 per sq ft.

The registration period for Dragon View would be between 13 and 16 July, followed by public sale on 19 July.

COL says the flats could be ready by August.
