Robert, I am sorry if my missive was misconstrued. All I was trying to point out is that one should always look at an investment's best potential results. It could very well be that new money would work best within the IPMCF framework, but since it is "new money" it should be a valid question as to what is the best way to deploy it.

As for the legality of ownership of the black rock, I really do not know the situation, most purchase agreements stipulate that if the buyer did not perform as per the agreement, the property revert back to the seller within a given period of time, and I was simply asking what is the current ownership of this property, it could very well be Phoenix' clear of any liens from IPMCF due to IPMCF default on the original or later purchase agreement. Look at your last real estate acquisition papers and you will see that if you do not conclude within a given period the closing of the deal, your deposit could be forfeited. I think this might have parallels. Chuca should be able to help in this respect, since he has vastly more experience than I in this field.
