David: Certainly, we could start by eliminating retirement benefits for those who already own a home and have a livable income. Do you include corporate pensions in this? Military pensions? And could you give an example of "livable income" with regards to size and source? Not trying to box you into a corner - genuinely interested in your thoughts. RS
