well sir,you posted the 40 percent figure.... if you were calculating as you say at .625 then at closing of .75 that would be a 20 percent increase.. since you put over 40 percent increase i no choice but to assume you were calculating at .50..... you do math genuis...........i took your numbers i did not make them up.....
