well. the mo-mo is finally making its way westward. the inventory has done a turnaround this year.condos went from 5years inventory to 5 months inventory over a 6 month time span. no slowdown in sight. we aren't getting a big spike yet but i think it might happen this year.

I had a deal going on a coffee farm. the sellers had a mil. into it and got into a partnership dispute and wanted to sell....they turned down 2.4mil., then said they'd take 3 or 3.5. i brought a buyer at 3.6, the sellers then wanted 4. The buyers upped the bid to 4 and the sellers now want 6 million. No wonder Diamond likes starbucks stock. coffee is the one commodity at an all time high-g- some areas are pretty hot here already.
