J.D., >Yeah and we can all refinance our houses at 4% and buy more LGND-:) If mortgage rates keep going down, I for one will be refinancing. And I just bought a house last February so it is not that long ago. I'm drooling at the thought of jumbos at 6% or better :-) That aside, the more I think about it, the more I'm convinced that the market has too much hot air and a sharp and fast correction sounds better and better. I'd rather have a sharp and fast correction than a prolonged bear market. Yeah, I know that it isn't one or the other, but I see some hope for a return to a healthy bull market if we can get rid of some of the hot air. Cheers, Torben
