The market, as we all know, tries to predict the future. And the future seems to be a cooling economy. Every other part of the world is already sliding into recession or depression, and they will bring us to some extent.

Rates are based on what has already happened. Your analysis is appropriate for the short term, late in the event, not this point. Look at bears in the 1950's and 1960's. You will see unemployment at 4% or below and mortgages below 6% when the bears started.

You are not going to talk this one away. The market is way overvalued, and has been waiting for an excuse to tank.
