Just as many industries have witnessed consolidation I feel the next wave to hit the REIT market will be a similar action. With valuations moving toward historic lows, Wall Street will suggest that their clients (The REITS) add value by gaining critical mass and merging
regional REITs to form national powerhouses. There are many existing national REITS and just as many industry specific REITS. By combining
sectors as well as smaller REITS the trusts will be able to either diversify their portfolios or in the case of regionals that merge be positioned to better weather localized economic downturns by expanding into other markets.

As far a PREIT goes, I think this is a great long term core holding that begs to be purchased at these levels. Long Bond 5.29% PREIT 9.7%
you don't have to be a rocket scientist. Just think about the positive effects that reduced rates will have on FFO.
