I pretty much agree with everything you said. My post earlier was interrupted a few times and I apologize for not being very concise.

RE in HK is a complex issue. During this decade, I have family friends who closed down factories because it will take them a million years to earn as much with their factories as just selling the lease rights to a developer. Exchanging real business for inflated real estate, is this really good for the economy?
