Your not breaking in, hell I thought I was here all alone.-)

I started this thread in hopes of getting a discussion going about future market moves here and other various demographic real estate markets. Living in N Calif doesn't give me exposure to markets in other parts of the U.S or out of country.

I've made my living exclusively off rentals and buy/sales the past 12 years. And am always looking for ideas and opinions that can give me a different perspective on my own experiences. If a discussion could be instigated here on S.I, I feel many could benefit.

Of course needs of family, emotional attachment, job location and the tax demands doesn't let one be as liquid as investing in stocks. But I have found good timing and a knowledge of your demographic area allows for some good returns if you have the knowledge to recognize a good deal and the foresight of what's coming.

Now as of today I have never seen a market with such low interest rates, high property values, low unemployment and an expanding population here. All good things considering but there are signs now showing of a change coming or at least a new unknown for myself.

In the past staying with multifamily rentals or single family homes at the lower price levels has proved to hold values well. Know commercial has shown to generate great returns in a good market but under a condition of depleting population "meaning fewer jobs" can turn into a difficult hold to say the least.

It's my wishes to compare vacancy rates, equity growth numbers, population moves, etc. With those in the business and out. Reason being I personally know more than one local broker that filed bankruptcy and a couple that served jail time trying to hold on in 1990. Almost to a man it was caused by greed and a blind side, that most good brokers have to the negative. It's the nature of there business to be positive and my pessimism has saved my butt a couple of times.
