David,

A little background:

I am from the Northeast (Philadelphia area). I have held a salespersons license in 3 states. I was in the construction business at one time but the pressure and cash flow issues were just too much of a pain.

I have dabbled in RE a little, but not as much as you. I have observed ups and downs in various areas over the years (Houston, Boston,etc.).
If I had bought when I observed blood in the streets in these and many other areas, I would be a mutli-millionare. Instead, I am just a working engineer, who invests on the side.

A friend of the family started doing small rehabs in upstate New York and now owns 114 units and is worth 4 or 5 million. I have found Real Estate fascinating since I was a kid in upstate Pa. The demographic connections are clear to me but seem to be ignored to many.

I hope that we can develop a forum for a range of discussion.
