Vis the Henderson facility:

I'm inclined to think the facility is leased because I recall one of the benefits to Valence from the Delphi alliance was that Delphi paid the $50,000/month rent on the building they (then) shared. Of course I might be wrong about that, or something might have changed since, but I have to doubt that Valence would have ever bought the building. Ceteris paribus, bad use of capital...
