Great opportunity for refinancing, lower rates are coming,how low who knows. November will be great time to refinance. We might have a 30 year at 5.75

30 yr vs 15yr

I see your point of view on the 15 year.

I personally like the 30 yr.You can always add more to your principle each month to follow a 15 or 10 yr term without being locked on the higher payments just in case you might need the extra cash for emergency,investment, or loss of job. What I like the flexibility of the 30 yr term.
