Now on collections. I should tell you some stories about a friend that got inadvertently turned into a landlord when TRA 86 came around. When delinquent tenants weren't clearing out he didn't go down to the courthouse .... he went over to the boxing gym. Hired a huge heavyweight of the appropriate contrasting color, depending upon tenant, and had him show up about dinner time to say he had rented the apartment and was moving in the next day. The deadbeats moved out so fast it would give you whiplash. -g- I learned a lot from his approach.
