Hello again, Anyway, there are three more years of payoff coming in, and continuing portfolio growth. The dividend should easily reach 2.75 or higher. I personally am not too concerned about RMR, but I am a bit nervous about the market in general. If I see a correction in the making, I will lighten up even more. Thanks for your good wishes! Yes I ended up with a great year, but think that '97 will be a bit more difficult. In that kind of scenario, dividends are very comforting! I keep checking your stocks and am cheering them on for you. Keep in touch! Greg
