Laura- Hope this is very longterm investment. You posted FP a while back, another subprime lender. The consensus on the subprimes seems to be that they aren't going to make any money with rates dropping because the revenues they've already booked are going to dissapear as people refinance. Just my two cents...good luck with all your investments. Jay
