Hello Bill and other lurkers! Thanks for sharing your investment strategy with me, you are all over the place with your picks - no loyalty except to your bankaccount! That is the way it should be when it comes to your money! I will hold NOI until I see the mid-twenties, meanwhile I am cultivating my next play (who knows what that will be). Bill, you are probably right with your assessment of NOIs movement here in the short run - but it all depends on overall market conditions. What comes out of tomorrows "Sixth International Energy Conference" certainly will have an impact as well. Rico
