House "Value"

It seems to me that people often give short shrift to what a very personal asset is worth to them. CobaltBlue gave a lot of attention to what the house was worth to the seller: divorce, repairs, notes, listed at x, reduced price, south america... But in terms of what it was worth to her: "I want it". Well did she "want it", "Want it", "WANT it", or "WANT IT"? Players in this market especially should know that prices realized in the market do not revolve around "fair value" IN THE SHORT RUN. Take mu for example. MB had to make this kind of analysis yesterday. He drew his line in the sand at 45. If his target isn't reached, he has the rest of his life to wait for the right situation. The cruelest difference with a house is that if you miss the perfect house, it may not be on the market again in your lifetime.
