I think you are making good points. I think sometimes one has to go to extremes in discussions to tilt the balance to center. I agree with the market valuation approach, too, and that in many situations, properties are nowhere near unique or perfect. I was just trying to say that how much you like the property is important too.

In some cases though, one's personal value is really very very important. Such as if you are buying adjoining land that you need for some reason. Also, sometimes this is market dependant. Some markets are very liquid and have thousands of homes. Others have properties that turn over rarely and are more relatively unique.
