Hi Roger - Quite a site dodn't you think? I believe Novell in 1991 paid $19 million for those 44 acres. At current prices the land is valued at just over $43 million dollars. The planned capital investment is $350 million for just over 500K square feet.

Yes it is quite close to CSCO's corporate campus not to mention it would make a good annex office complex for Sun Microsystems (just down the freeway 101) or Oracle. I guess what is even more exciting is that Novell's plan is to use this facility exclusively for "Intranet/Internet" development and customer service consulting support.

Yes a good asset investment for the company and who knows Novell may even make a go of it. When completed in late 1998 it will represent about $1-$1.25 of book value per share to each investor. A sizeable asset (investment) indeed.

EKS

P.S. Maybe we should put some pre and post construction pictures on Joe's Web page. We could even include some pictures of CSCO's campus and see what a CSCO sign look's like in front of the new Novell site.
