I finally sold my land in Mesa, AZ (Maricopa County) 2 years ago because the taxes were starting to kill me. The price of building lots there had skyrocketed, with all the new residential, commercial and industrial developments and expansions in Mesa and next door, Chandler AZ.
Since I live in Northern Colorado, my advice to you is to buy your land here now since in the past 4 years, it has close to doubled and still going up in both Weld and Larimer County. It is definitely not a "pick" for fast profits but those that want to gamble, can buy land in Red Feather Lakes, 45 minutes north of Fort Collins. For some reason, this out in the middle of nowhere, mountain area is attracting Californians by the droves. They have money to burn and are spending it like crazy there. Buy now and sell in the Spring when the next horde of Californians and their money bags arrive to invade Northern Colorado.
BTW:
There were 3 guys hanging out and drinking: a Californian, a Coloradoan, and a Texan. Between them they were drinking wine, Coors beer, and Tequila. As they got drunk and rowdy, the Californian threw his bottle of wine into the air and blasted it to bits with his assault rifle and said,
"It don't matter much because where I come from, there is plenty of that", pointing to the wine bottle.
Not to be out done, the Texan threw his bottle of tequila into the air , pulled his six shooter shattered the bottle of tequuila. He said, "Tain't worth a worry y'all cuz, back in Texas this here stuff flows like water.
Well the Coloradoan was just about to open another can of Coors and take a sip. Instead of opening the can, he threw the can of Coors into the air, raised his shotgun, emptied both barrels into the Californian, and caught the can of Coors before it fell to the gound.
Then he said, "Back where I come from, there are plenty of these but only a fool wastes a perfectly good can of Coors.
