Francis, the latest from S4T >>NATIONAL REHAB PROPERTIES (NRPI) $.26. In spite of what has been happening to the stock price, all of the fundamentals remain strong. In December the Company will start 15 new units in the Miami area. This new construction will have a profit margin of nearly twice what they would make on rehabbing houses. The Company's new focus is on providing the more lucrative new construction for "first home buyers". They expect to sell a minimum of 100 homes in the next 12 months. As previously announced, NRPI has a $2.5 million loan commitment from Realty Mortgage Corp (RMC). NRPI has contracted with RMC to function as a loan production branch office of RMC. If the $2.5 million in construction financing is only turned twice in the next 12 months, NRPI will build 100 homes for a profit of about $.20 per share. There are several other mortgage brokers who are making proposals to NRPI for similar lines of construction financing. That will allow NRPI to build as many homes as they are able. Certainly the 100 home mark gives investors a huge upside potential and is a minimal target for the Company. Expansion plans are under way for other cities with Tampa, FL as the next target. NRPI plans for a growth rate of 100% for at least the next two years. << JOE
