You make some interesting arguments for REITS.

Crimimae was a heavily leveraged REIT and sudden illiquidity in commercial bonds hit them hard. I'm personally not as knowledgable about REITs as I would like to be. But from picking bits and peices here and there, it would seem that unleveraged apartment REITs seem the safest property harbor in a Depressionary sea.

How well do you think residential property values will hold up should there be a nasty financial shock and Depression due to Y2K?? I've been telling the wife that we won't be buying a house until after 2000 since I belive there will be a marked decline in prices for land.
