I know, you were just attributing both principal and interest as earnings, but only the interest portion of the payment is actually earnings, and that is if the money for the loan actually came from ARET.

More likely they would act as a loan broker and get 2 - 6% of the loan amount.

P.S. 11% in 84 was great BTW

Up here in Canada, interest rates hit a high of 23% in late 1983

By 1990 they had dropped to 14%

Now in 1999 they are at 5.75

Add to that, the fact that we can't write off the interest on our income taxes.
