Of course I bought at $30, everyone hated REIT's then. Duke is well diversified and concentrated in the industrial/office properties. Most likely you will not see a 33.8% gain we have seen in the past year (w/dividends reinvested :-) but this should be a solid performer for your portfolio. If interest rates decrease this helps financing, if they increase with a inflation increase we will see real estate value increases. Another issue to remember that with the implementation on utility deregulation this cost saving goes to the REIT's bottom line.
