Can someone please advise me on a home I would like to purchase?...My mom wants to "gift" me shares of her mutual fund to help provide a downpayment or "collateral" in financing a mortgage.

1) Is this possible?
2) If so, will I still retain "ownership" of the shares in the mutual fund?
3) If so, will I be able to trade and buy or sell those stocks within the mutual fund?
4) Tax implications?
