TimbaBear: Interesting perspective. Is the issue that the loans are too high relative to the value of their homes, or are the loans too high relative to the borrowers' incomes? Presumably the former could be cured by some inflation in house prices.

Also, generally, are they trying to refinance to lower their monthly payments due to lower rates, or are they spending faster than they are earning and need to turn some house equity into cash to maintain their lifestyles?

Obviously, each customer is different, but I was wondering if you are seeing a general trend. Thanks.
