Hi Ned Used to work for Frank Ney, Mayor of Nanaimo, and principal owner of Nanaimo Realty. Frank's overwhelming message was "you sell the sizzle, not the steak." MMU has chosen to sell the steak. In my opinion, that is good. Donner is a good example of a Junior that tried to sell the sizzle. Am long on MMU, and staying that way. Just a thought. Bruce
