property rights are the right to do what you want with your property, without injuring others or depriving them of their rights. As such, all zoning laws are inhibitors to this practice. If I want to build next to a factory, that's my right. Or if a factory wants to build next to me, well...I gambled and lost.
However, in the interests of the vast majority who don't like the "gambling" aspect, doing simple line zoning (comm, res, indu) is a reasonable alternative and doesn't infringe on property rights IN THE MAIN, since you know what you're buying into.

Zoning laws that prevent me from building a bathroom in my basement (which my area has) is an infringement of my rights. I went ahead and built anyway. Screw the law. When I'm caught, I have precedent on my side, and I'll get the law scrapped.
