steve,

You wrote....

ps, Brad, Are you putting any special security systems in your buildings...

I'm not aware of any such activity, not that there is, or is not such activity, nor would I be at liberty to discuss such activity, if in fact it existed. Discussion of what, if any, security systems are installed in Sun Point Custom Homes would be a violation of the "zip your lip policy", not to mention placing the client's safety in jepardy.

Off the record.....no. I direct clients to outfits who do the systems...so they contract directly with the client. I do the same for water softeners, central vac, and any other aspect of construction that I do not view as mission critical. Many clients have relatives who do this or that....and I try to work with them on those issues.

I'm one of the few builders on the face of the planet who do not take a 10% cut of every fixure, upgrade, and subcontract. I build on a fixed price.....with a refund going to the client if the project comes in under budget. It really works well....the builder and the client work for the same result. If they want a fancy furnace....they pay the difference....and get a fancy furnace...without the customary 10% that is usually kicked back to the builder.
