I agree...except that I feel zoning laws aren't necessarily covenants...nor do they HAVE to be.
My point about current zoning laws is that they are labyrinthine and cumbersome, and when you buy property, you REALLY DON'T know what rights you're buying into.
ALL LAWS can be designed to act as covenants, and that was the original basis of law development within democratic institutions. That is PRECISELY why democracy is NOT designed to be the rule of the majority.

I can see where you disagree with me on that point, but while the historical precedent is on your side, the spirit of the precedent is not.
