Government must enforce the contract. The iron fist remains. Very quickly, those who had nothing to do with the original contract obtain property in the covenanted community, through inheritance or gift, and then are faced with the need to either sell, or abide by rules to which they did not assent. Selling is a problem if the original conditions satisfied the original homeowners, but would be found uncongenial by most people, so the covenant may very well harm the value of their property. I could go on, but I begin to tire. Apart from the dogma that property rights are absolute, I do not see how this is superior to the current system.
