Rand, it is attractive, based on you standards, but is it a screaming buy? How do REIT react to changes in interest rates? What is the investing public perception of REIT's in general and this one in particular? How do they compare with other "cash throwing" outfits (like utilities), what are the growth prospects, all are questions that I have no idea how to evaluate. It looks like an investment someone should add to its core investments and forget about it, but is it really so, can there be a time when this should be sold? I would not know how to determine such time. Would you sell this if it doubled? What are the chances of it doubling? What are changes in the investing environment that could bring it to half its current value? All questions that I would not know how to handle unless I got deeply into understanding that whole area of REIT. Zeev
