Sergio, The numbers look good. Getting dividends is nice. REITs are a little confusing to guy like me, not sure I understand them completely, tax wise and all that stuff. I see the little IRS thing in the 10Q and I don't know what impact such a thing could have if it becomes an issue. The credit facility doesn't expire for another 2 years assuming the company keeps in line with the restrictions and it doesn't look like that will be a problem. The Boston Chicken chapter 11 wasn't good but it looks like it won't be that big of a deal. There might be a tie in here with Richard Peters having been appointed president and CEO of Ilitch Ventures but I don't know it's just a thought. Chart wise things are looking better, obviously you need to watch the $11 dollar area if it happens to turn down on you. All in all I would have to say that it's a good risk the down side right now is small and the upside is unknown especially over the long term. Good Luck. Joe
