The water damage is from a leak in the flashing between the "old house" and the addition. The owner did put on a new roof, finally, but he is in Colombia, South America, and she is in Switzerland, and they are in financial difficulties. So there are other things that are wrong. Like I said, I had an architect take a look, and he said it's structurally ok. I think maybe $10-$20 k to fix what's wrong. House in perfect shape worth maybe $260 - $270K. Maybe $290 if in tip-top shape.
