Yep, and Hi. I think your advice is good about the water damage. My brother and his wife and in-laws bought a big old beautiful Victorian in Alameda that had been damaged during a power surge. The owner at the time had to rebuild because it was a registered historical house. The power company had to pay (up the nose) for the repairs. The house has inlaid hard floors and an Architectual Digest quality kitchen. My brother and his wife and daughter live downstairs in what you would call the below land level basement flat. Very very nice and cool on hot summer days BUT during El Nino and the weeks of rain my Brother woke up one morning to mid calf flooding. The poor ground couldn't take it anymore and he and his family lived upstairs for 8 months during the repair. They know every drywall guy in town. So watch for water damage.

PS is it inlayed or inlaid...spell check didn't stop me.
