JP, I'd like to add a 10th red flag:
10) Beware when the story changes: e.g., "while looking for diamonds finds strange metals instead"; or how about another one (just for you and MEO) " while looking for diamonds finds internet service provider instead". Usually, but not always, the reason for the story changing is that the old story has played out and cannot attract any more buying interest without the new angle.
