Good questions. The waiting list backlog has accelerated dramatically in the past five years. And, while new courses are being built, land is scarce ($$$), making it difficult to develop. In cases where new private courses have been developed, the entry price is high. Cape Cod National, just opening, charges a $100,000 initiation fee.
