I have followed MAA on the charts for sometime but never took a positon in the stock. I own HME, EQR, CPT and BRE in the apartment sector. But MAA looks interesting at this level and appears to have made another short term bottom.
I think that the reit pfd shares really go with the common rather than with long rates unless is a really big move in rates which tends to break that connection. The long rate move from 4.75 to 6% did not dent the attractiveness of the pfd rates of 9+ to 11+% and higher.
As an aside, I trade at Fidelity who have just recently added a 1/4 point commission cost to trade the preferred shares. So, I'm in the process of moving that part of the portfolio and consequently have not tracked the reit pfds of late. Would be interested in knowing you best selections in the pfds at this time.
