John S. Thanks for your reply. Nice close today. Volume has been light the past couple of days and the price has even advanced a bit. I don't know much about Richmond (about 100 miles south of here) but I've always heard that it's a nice city. Probably warmer in the summer and more moderate in the winter then where you are presently located. Good luck on your move. My suggestion would be to just stay in Maui. I hear that condo prices there are at the bottom because of the Japanese economy. With Japan beginning to recover, you might want to pick one up while you are other there. Then we can rent from you with our MTSN profits. All the best. Phil
