I'd go for the Trane 95 on the furnace. The new model is really good. Trane ain't bad on the AC. Lots of good water heaters that are efficient. You're talking 7 large there. Roof might be another 7 large if it needs replacing. If he does this a lot he gets a rate and that is good for both of you.

Carrier is a good one too. Don't settle for an under 90% on the furnace the air has other standards. I think mine is an 11.

Try $295k plus improvements. You want to have some seed money left for your practice.
