Didn't I say do a $290k offer? Why do I try? Get a dialog going and hook the guy. You have bought yourself a nice home, for that difference he ain't gonna worry and it will pay for the air and furnace. Your area it will be really good to have a heat pump put in for the air and heat. For every dollar you'll spend on heating and cooling you'll get $3 worth of energy.

Negotiation takes brass ones. I was quite lucky in retrospect - my realtor and I drove a decent bargain. Not so much the settled price, but the contingencies. The seller ended up doing more than the bare minimum after our inspector found all the figurative skeletons in the closet.
