I have never had any tribulations in buying. Mine have been in selling.

Immediately upon putting our house up for sale here some five years ago, the ancient heating boiler (radiator heat) proceeded to spring a leak. And had to be entirely replaced (I came to find one cannot weld cast iron), to the tune of about $6,000. If it had had the decency to wait one more month in its approximately fifty year life (the service telephone number label had only six digits), we would have gotten off scott free. Anyway, as soon as we took care of that, the ceiling proceeded to fall in in the bathrooom because of a hidden leak that had been there I don't know how long. And did so on the day of our first realtors' open house. The place was cursed by God.
