In 1995 I paid $1130 for a 3 bedroom town house in Boston area. A year ago it was $1370, now above 1700 that is approximately 11% increase per annum. The house I bought in Sept is now worth 6% more that is about 10% per year. This is on the low end. A house that was listed for 480k two weeks ago (in Boston area) was immediately re-listed at 50k more as buyers were stampeding. Nope, it is not just in Silly valley. It is everywhere.

Then again, has anyone noticed that price of milk has gone-up in the last two months. Where I live it is up by a dime to 2.69 - about 4% in two months. Oh, I forgot F/E price are not part of the core. They are volatile as they burn oil in IC engines and food near people's asses! -g-
