We backed out after the home inspection. Our home inspector has now saved us from two potential disasters, and we are thinking of just putting him on retainer. He found a lot of work that was done wrong and looked like it wasn't done by professional tradesmen, plumbing, electrical and HVAC, and we asked the owner to have it fixed by licensed contractors, and he refused, said he didn't need to use licensed contractors, because he has a builder's license, but the state told me that it doesn't cover plumbing, electrical or HVAC, those guys have to have their own licenses. So we skeedaddled.
