pc, the source of demand doesn't matter. demand is demand. i agree what happens to demand is impacted by the source of demand. all i'm saying is people are really out buying big. supply has offset some pricing power, as you point out.

i do think we are reaching a turning point.

so does the mortgage market - rates up 1.5 points in 9 months. if the fed doesn't raise rates, expect another half point on mortgages and treasuries.
